How are gym cleaning service prices worked out?

Gym cleaning service prices come from the labour a site needs, plus products, equipment, supervision and reporting. We price routine visits at a fixed rate per visit, deep cleans at a fixed price per scope, and daytime touch cleans per visit, all in writing before any work starts.

Behind every per-visit price is an estimate of cleaner-hours. We work that out zone by zone at the walk-through: how long the change rooms take at your fixture count, how long the floor takes for your surfaces, how many machines are on the touchpoint list.

Then come the costs that do not change with the hours: products, machine wear, the supervisor's checks and the time spent writing reports. Spread across a program, those costs shrink per visit, which is why a regular schedule costs less per clean than a one-off.

We do not charge by the square metre alone. Two gyms of the same size can differ by double in labour once you count showers, turf lanes and the number of pin-loaded machines.

Gym cleaning costs in Melbourne vary more than most owners expect, and not because contractors are guessing. Two quotes can differ by a third simply because one includes the change rooms at every visit and the other does them twice a week. Read the scope before you read the total. A price that feels high usually has a reason you can see in the scope, and a price that feels low usually has one hidden in it.

Market context

How do gym cleaning costs compare with office cleaning?

Gym cleaning usually costs more per square metre than office cleaning, because gyms have more wet areas, far more touchpoints and later hours. Published Melbourne price guides in 2026 put professional office cleaning at roughly $45 to $75 per cleaner-hour, and gyms tend to sit in the upper half of that range.

Those figures are market ranges for general commercial cleaning, taken from Melbourne price guides published in 2026. They are not our rates. They are useful as a sense check: a gym quote that works out well below the bottom of the range is almost certainly short on hours, and one far above it should come with a scope that explains why.

After-hours work carries a loading across the industry, commonly around 10 to 15 percent above daytime rates in the same guides, because of penalty rates for night work. That is why overnight cleaning at a 24-hour gym costs a little more than a before-open clean at a site that closes.

Square-metre pricing, which many office cleaners quote, rarely suits gyms. It ignores the showers and the machines, and that is where most of the time goes.

Ranges also move. Award wages rise each July and product costs follow, so a range published this year will not hold for long. We date ours and check it again at every refresh of this page.

How are daily program rates set by facility type?

Program rates are set per visit from the cleaner-hours each facility type needs. 24-hour gyms carry overnight rostering, studios carry a high skin-contact scope in a small space, health clubs carry many zones and touch cleans, and corporate gyms carry a compact scope inside building rules.

Illustrative worked example

A 24-hour gym of about 500 m², rubber floor, two change rooms with six showers, around 40 machines, cleaned nightly between 11pm and 5am.

The walk-through would count the change rooms first, then the floor, then the touchpoint list, and arrive at a set number of cleaner-hours per night. That, plus products, supervision and reporting, becomes one fixed rate per visit.

On a program, each visit is billed at a fixed rate that is lower than the one-off price for the same scope. The difference comes from setup being spread across the year and from a site that never falls far enough behind to need catching up.

Rates are reviewed at an agreed interval, usually once a year, when the award wage changes each July. A review is a conversation with the numbers on the table, not a surprise on an invoice.

The example also shows why two quotes for the same gym can differ. If one contractor allows half the time for the change rooms, the price looks better and the showers look worse within a month.

Small sites

How are studios and small sites priced?

Studios and small sites are priced for their actual scope: one room, one or two bathrooms, a set of props and a timetable. A small operator should never pay for a big-box checklist, and a short visit priced honestly usually beats a long visit that is half padding.

Small sites have one pricing risk that big ones do not: the minimum visit. Getting a crew and its kit to a studio has a fixed cost, so a fifteen-minute clean is rarely economical for either side. We would rather design a visit that is long enough to be worth doing properly.

Stair-only upstairs studios, shared bathrooms and tiny storerooms all add a little time. We say so at the quote rather than discovering it on the first night.

Many studios end up on five or six visits a week, with a midday turnaround in hot rooms. Others need three. The right answer depends on your class count, not on what the last studio booked.

Seasonal studios, such as those that slow down over the January school holidays, can drop visits for quiet weeks instead of paying for cleans they do not need.

One-offs

How are deep cleans and one-off cleans priced?

Deep cleans and one-off cleans are priced per scope after a site walk: every zone is listed with what gets done, along with the crew size, number of nights and machine-moving plan. The first deep clean at a site usually costs the most, because it clears build-up that later ones do not face.

The scope for a routine reset is set out under gym deep cleaning. Post-works cleans, pre-sale resets and cleans after a flood or an illness outbreak are scoped separately, because the work differs.

One-off cleans without a deep clean, such as a single visit to get a site ready for a new contractor, are priced at the one-off rate. If you then start a program with us, the difference is often credited back in the first month.

Deep cleans booked inside a program are also easier to schedule, because they go into the calendar months ahead instead of competing with every other gym's request in the weeks before Christmas.

What moves the price up or down?

Five things move a gym cleaning price most: the number of wet-area fixtures, the equipment count, the floor surfaces, how often you want visits, and when the crew can get in. Floor area matters, but it is rarely the biggest factor on its own.

Some drivers are in your hands. Fixing a slow drain, re-covering split pads and giving the crew a proper storeroom all shave time off every visit, and that shows up in the rate.

Where your gym sits in Melbourne makes less difference than people expect. Travel across the metro area is built into the rate; what moves the number is the site itself.

Access problems cost more time than most owners realise. A crew that waits twenty minutes each night for a guard to open a door adds hours to a month, which is why a good quote asks about entry up front.

A gym cleaning quote should name every zone and what happens in it, the visit frequency and time on site, the products and whether they are listed for commercial use, who supervises, what the report looks like, how consumables are charged and how GST is shown. Without those, prices cannot be compared.

Cheap quotes

Why do cheap gym cleaners keep getting replaced?

Cheap gym cleaners get replaced because the price only works if something is skipped: fewer hours on site, cheaper products, no supervision or the change rooms done every second visit. Gyms feel the gap within weeks, members say so in reviews, and the owner ends up paying to change contractors again.

A quote has to cover award wages, penalty rates for night work, superannuation, WorkCover, insurance, products, equipment and supervision before any profit. When a price looks far below the rest, one of those is missing, and in cleaning it is usually hours on site or pay rates.

Minimum pay and penalty rates for cleaners are set by the Cleaning Services Award, and employer super is currently 12 percent of ordinary earnings. Both are easy to check, and both put a floor under any honest quote.

Cheap quotes also tend to hide extras: a separate charge for the change rooms, products billed on top, or a call-out fee when the regular cleaner is sick. Ask what is not included, as well as what is.

Do you charge per visit or per month?
Routine cleaning is priced per visit, which makes it easy to see what each clean costs and to add or drop visits. Invoices can be issued monthly for convenience, but the rate itself stays per visit, so the number is always tied to the work done.
Are consumables extra?
Only if you ask us to supply them. Paper, soap, sanitiser and wipe refills bought through us appear as their own invoice line, so the cleaning rate and the stock cost never get mixed together. If you buy your own, we simply restock from it.
Is GST included?
Every quote shows the price before GST and the GST amount as separate lines, along with the total. That way you can compare it with other quotes on the same basis, whether they were given with or without GST.
Is the quote free?
Yes. Quotes from details and photos are free, and so are site walk-throughs for programs and larger facilities. You are under no obligation to go ahead, and the written price holds for the period stated on it.
Why does overnight cleaning cost more?
Night work attracts higher pay rates for cleaners under the award, and overnight shifts need more planning around alarms and access. We show that openly in the per-visit rate rather than hiding it inside a vague lump sum.
Do prices change after the first month?
Only by agreement, and it can go either way. After the first month we review the reports with you. If the site takes less time than we estimated, the rate comes down, and if the scope needs to grow, we explain why before anything changes.
Can you match a cheaper quote?
We will look at it line by line. If it covers the same hours, products, supervision and reporting, we will tell you honestly whether we can meet it. If it does not, we will show you what it leaves out so you can decide with the full picture.
