How is gym cleaning priced?

Gym cleaning is priced from the hours of labour each site takes, with products, machines, supervision and a margin added on top. Contractors express that as a price per visit for daily or nightly programs, a price per scope for deep cleans, and sometimes an hourly rate for one-off or top-up work.

Everything in a gym cleaning cost comes back to time on site. A contractor walks the gym, estimates how long each zone takes at your level of traffic, and multiplies by a labour rate that already carries wages, super, insurance and overheads.

Per-visit pricing is the most useful form for owners, because it ties the price to a defined scope. An hourly rate on its own tells you very little: two contractors at the same hourly rate can quote very different totals if one allows twice the time for the change rooms.

Per-square-metre pricing, common in office cleaning, suits gyms poorly. A gym's cost sits in showers, toilets and equipment, not open floor, so a square-metre rate either overcharges a large open box or undercharges a small club with big change rooms.

A nightly visit that genuinely needs three cleaner-hours would land somewhere between about $135 and $225 before GST at those market rates, plus any after-hours loading. 1. Wet-area fixtures

Every shower, toilet and urinal adds minutes to every visit. Fixture count moves a gym price more than any other single factor.

2. Equipment count

Rows of cardio and pin-loaded machines mean hundreds of touchpoints. An open functional floor with few machines is quicker.

3. Floor mix

One rubber floor is fast to machine-scrub. Timber, turf and tile each need their own slower method.

4. Frequency

Frequent visits cost less each, because nothing builds up. Occasional visits spend time catching up.

5. Access window

A long, predictable window is efficient. Short windows, split shifts and complex alarms add time and planning.

Compare quotes by laying them against one shared scope: the zones and the tasks in each, the visit length and frequency, products, supervision, reporting, consumables and GST. Convert each to a price per visit and a monthly total at your chosen frequency, then compare the scopes before the numbers.
