Health Club and Large Facility Cleaning
Our gym and health club cleaning services cover large, multi-zone facilities: gym floors, group fitness rooms, big change rooms, saunas, reception and cafe fronts, and gyms inside office towers. Crews work zone by zone under a supervisor, and reports come back the same way, so a club manager can see exactly where standards are holding and where they are not. Large sites draw on the full list of services we offer gyms.
- Supervisor on every large site
- Reports zone by zone
- Pools and pool plant excluded

The hardest zoneThe change rooms. At health-club volumes they need cleaning during the day as well as at night.
Multi-zone facilities
What does health club cleaning involve across multiple zones?
Health club cleaning means running several standards on the same night: a gym floor, group rooms, change rooms, wellness areas and front of house, each with its own products, cloths and checklist, coordinated by a supervisor so every zone is finished and checked before opening.
A single gym can be cleaned by a small crew working from one list. A club with a pool hall, three group rooms and a cafe cannot. Each zone has different soil, different surfaces and a different member expectation, and each needs its own cleaner or time block.
Leisure centre cleaning adds public-facing areas such as foyers, spectator seating and function rooms, often with council or committee standards attached. We write each zone into the scope separately so nothing falls between two lists.
Scale changes the paperwork too. Larger operators need inductions, insurance certificates, safe work procedures and a named person to call at 2am. All of that is set up before the first shift.

Zone by zone
How is each zone cleaned, from floors to sauna?
Each zone gets its own routine: gym floors and equipment by surface and touchpoint, group rooms for sprung floors and props, change rooms to grout depth, saunas gently with timber-safe products, and front of house to retail standard. Pools and pool plant are not part of our work.
Floors by surface, every touchpoint, racks and mirrors.
Sprung floors, props, bikes and sound gear wiped.
Grout, drains, lockers, benches, consumables.
Benches, floors, doors and surrounds, gentle on timber.
Counters, screens, shelving and the cafe front of house.
Separate cloths and standard, toys and surfaces wiped.
Group fitness rooms change use through the day. A room that hosts yoga at 7am and boxing at 7pm needs a floor routine that suits both, and props cleaned and put away where the next instructor expects to find them.
Saunas and steam rooms need a lighter hand than people expect. Timber benches are cleaned with mild products and dried, never soaked in bleach, which damages the timber and leaves a smell in a hot room. Steam rooms are tiled wet areas and are scrubbed like showers.
We are clear about the pool. Pool water, filtration and plant belong to a qualified pool operator. The change rooms, concourse amenities and foyer around a pool can sit in our scope once we have agreed where our work stops and theirs starts.

Change rooms
How do change rooms hold up at health-club load?
At health-club volumes, one overnight clean is not enough for the change rooms. They get a full clean each night plus scheduled touch cleans through the day, when floors are squeegeed, basins and mirrors wiped, hair cleared from drains and paper and soap restocked.
A club with a few thousand members can push hundreds of showers through a change room before lunch. By midday the floors are wet, the bins are full and the benches are covered in towels, even if the room was perfect at 5am.
Touch cleans are short and planned around peaks: after the early rush, after lunch and before the evening wave. Each one is logged so the manager can see it happened.
The full wet-area method sits under gym change room cleaning.
Corporate gyms
How are corporate and office-tower gyms cleaned?
Corporate gyms are cleaned as compact daily scopes inside building rules: crews complete the building induction, use the contractor access system and loading dock bookings, and work around the 7am, midday and 5pm peaks. Billing and reporting go to the facility manager.
Building rules first
Inductions, security passes, contractor portals and after-hours access are sorted before the first clean. Towers along St Kilda Road, in Docklands and across the CBD all do this a little differently.
Three daily peaks
Tower gyms fill before work, at lunch and after five. The main clean happens in the evening, with a short reset after the lunch rush if the showers need it.
One tidy scope
Floor, kit, showers, lockers, towel bins and mirrors. Corporate gym cleaning rarely needs more, and a tight scope keeps the cost easy to justify.
Facility managers usually want the gym to look after itself. A written scope, a report after each visit and one invoice line do most of that work.
Tower gyms often share amenities with the building, such as end-of-trip showers, bike storage and drying rooms. Where the gym and the end-of-trip facilities sit side by side, we can clean both under one scope, so nobody argues about whose job the floor drain is.
Supervision
How are crews supervised, and what compliance comes with them?
Large sites run with a lead cleaner or supervisor who assigns zones, checks each one against the checklist before opening, and signs off the night's report. Compliance documents, including insurance certificates and inductions, are supplied before the first shift and kept current.
| Task | Club staff | Our crew | Our supervisor |
|---|---|---|---|
| Daytime spills and tidying | Yes | Touch cleans if booked | Sets the touch-clean schedule |
| Nightly zone cleaning | No | Yes | Checks every zone |
| Consumables | Reports shortages | Restocks | Orders or flags stock levels |
| Maintenance faults | Books the trade | Reports with photos | Follows up at the monthly review |
| Audits and inspections | Hosts the visit | Works to the checklist | Supplies records and product sheets |
Supervision is where large-site cleaning succeeds or fails. A crew of five without a lead tends to do the easy zones well and the hard ones late. A supervisor walking the building before opening catches that the same night.
Staff turnover is a risk on any large contract, so each site keeps a written zone guide with photos of the finished standard. A new cleaner reads it before their first shift, and the supervisor checks their areas closely for the first two weeks.

Contracts
How are contracts structured for large sites?
Large-site contracts set a nightly scope for each zone, a schedule of touch cleans, a quarterly deep clean and a monthly review with the club manager. Pricing is fixed per visit or per week, and changes, such as new zones or extended hours, go through a written variation.
How a large-site contract runs Structure
- NightlyEvery zone cleaned and signed off by the supervisor
- DailyTouch cleans on change rooms at agreed peak times
- MonthlyReview meeting: reports, issues, stock, trades needed
- QuarterlyDeep clean across all zones, booked around the club calendar
- As neededWritten variations for new zones, events or hours
Health club cleaning in Melbourne often has to flex around the club calendar: summer holiday hours, member events, and the January rush when new sign-ups peak. The contract builds that in rather than treating it as extra.
Events need planning too. An open day, a competition or a film shoot can double the traffic through a club for a day, and extra touch cleans are far easier to arrange two weeks ahead than the morning after.
Standard terms, notice periods and consumables are explained under gym cleaning contract services. For how we work across the rest of the city, see our gym cleaning in Melbourne overview.
Quote
How do you quote a large facility?
Large facilities are always quoted after a site walk. Send us the zone list, floor areas, opening hours and any existing scope or standard, and we will walk the site with your manager, then return a fixed price with the crew, zones and supervision written in.
- 1Send the zone listFloor areas, change rooms, wellness areas and any front-of-house spaces.
- 2Walk the site togetherWith your manager, so standards and handover points are agreed on the spot.
- 3Fixed price and planPer visit or per week, with crew, supervision and touch cleans set out.

Large-site pricing depends on the number of zones and the daytime touch cleans more than on raw floor area. A quote that does not name the zones, the crew size and who supervises is not a quote you can hold anyone to.
It helps to send any cleaning standard from a head office, a council or a previous tender. We will price against it line by line.
Rate structures are covered on our gym cleaning service prices page. When you are ready, get a quote and we will book the walk-through.
